Property Standards and Compliance

• Minimum Norms and Standards: Your property must adhere to the Department of Higher Education and Training’s (DHET) Minimum Norms and Standards for Student Housing.

• Safety and Amenities: Ensure the property is safe, clean, and conducive to learning, with adequate lighting, ventilation, and sanitation facilities.

Property Listing: List your property, providing detailed information and uploading the required documents.

Inspection and Accreditation: NSFAS will conduct an inspection to assess compliance with standards.

Lease Agreement: Upon approval, you’ll enter into a standardized lease agreement with NSFAS-funded students who have applied to your accommodation and have been approved.

Ensure Your Property Meets NSFAS Requirements

Before applying, your property must comply with the DHET Minimum Norms and Standards for Student Housing, which include:

• Proper room sizes, ventilation, and lighting.
• Adequate security (access control, fencing, etc.).
• Clean and functional bathrooms and kitchens.
• Study areas and Wi-Fi.

Prepare the Required Documents

You will need:

• Proof of ownership or lease agreement.
• Certified ID copy of owner.
• Proof of compliance with municipal bylaws (e.g., zoning certificates).
• Banking details (confirmed by a bank letter).
• Occupancy certificates, health and safety reports.

    Register Online on the NSFAS Student Accommodation Portal

• Go to the official NSFAS portal and click “Register Your Property” in the “Student Accommodation” section.
• Select the province and institution on the next page and click Register or Login to proceed to the accommodation portal.
• Fill in your profile and upload all required documentation.
• List each accommodation property you want to register.
  
  • Wait for NSFAS Site Inspection

After you register and submit documents:

• NSFAS (or a delegated authority) will conduct a physical inspection of the premises.
• The inspection checks compliance with DHET standards.

If your property passes, you will be issued an offer letter, which you must sign.

Providers register on the portal and provide the required information and documentation.

If documentation is in order, an NSFAS appointed accreditor schedules a site inspection to verify:

• Living conditions (cleanliness, safety, privacy) Room dimensions, number of occupants per room, Functionality of communal facilities (bathrooms, kitchens) Security measures (access control, fencing, cameras)

• Availability of Wi-Fi and study area

If the property passes inspection and verification, NSFAS issues an offer letter which is a contract agreement between NSFAS and the AP.

       Raise the Issue with the Accommodation Provider First

• Politely communicate your concern in writing (email or WhatsApp works) and give them a chance to respond or fix it.
• Keep a record of all correspondence and take photos/videos if necessary.
  
  Report the Issue to Your Institution

• Contact your university/TVET college’s NSFAS Accommodation Office, Student Housing Office, or Financial Aid Office.
  

    Escalate to NSFAS If the Issue Persists

If the issue is not resolved by the provider or your institution:

  Important Rights You Have

You are not responsible for direct payments to the landlord unless NSFAS instructs you otherwise.

You cannot be evicted without due process while NSFAS is paying your rent.

You are entitled to safe, hygienic, and adequate living conditions.

You must only stay in NSFAS-accredited accommodation.

Visit the portal by following the steps in the section “How do I find NSFAS-accredited accommodation?”

Input your credentials:

Username and Password.

Click Login

If you’ve forgotten your password, click “Forgot Password” on the login screen.

Follow the steps to reset it using your registered email.

Avoid using multiple accounts for the same property or student.

Make sure your browser is updated and stable (Chrome is recommended).
